Framework of Key Success Factors in Managing Sustainable Hotel Construction Projects: An Approach to Sustainable Urban Development in Iran

The management of sustainable hotel construction projects holds paramount importance as a key strategy in realizing sustainable urban development in Iran. This study aims to develop a framework for identifying and prioritizing these factors in managing the construction projects of such hotels, adopting a sustainable urban development approach. Employing a mixed-methods methodology, the research first identifies critical success factors through a systematic literature review and semi-structured interviews with experts, followed by validation and prioritization of these factors using questionnaires and statistical analyses. Data were collected from 400 experts in the fields of project management, architecture, urban planning, and the tourism industry across major Iranian cities. The results reveal that critical success factors are organized into five main categories: urban integration, resource management, economic and social sustainability, stakeholder engagement, and technology and innovation. Adaptation of design to climatic conditions and appropriate positioning within the urban fabric emerged as the most critical factors, whereas financial and technological barriers represent the primary challenges. The proposed framework, with an emphasis on alignment with urban policies, enhancement of resilience, and localization of green technologies, assists policymakers and urban managers in achieving sustainable development goals and national development programs. The findings underscore the necessity of reforming supportive policies, strengthening legal frameworks, and investing in education and technological infrastructure, and can serve as a foundation for future research aimed at overcoming financial and technological obstacles in this domain.
