Investigating the internal development capacities in the improvement and renovation of worn-out urban textures (Case study: Amir Zein al-Din neighborhood of Tabriz

The policy of interurban development is considered as a form of smart growth and sustainable and modern development in urban planning, which, with the development approach from within, tries to preserve the peripheral lands of cities and regulate the existing textures. Today, despite the increasing number of dilapidated textures, it is necessary to pay comprehensive attention to this problem throughout the country. Amir Zein al-Din neighborhood of Tabriz is also facing the problem of dilapidated texture and needs the attention and solution of urban officials in this regard. The present study has examined the role of interurban development in improving the dilapidated texture of Amir Zein al-Din neighborhood of Tabriz. The present research method is descriptive-analytical and has a developmental-applied nature. The required data was collected using library and document studies. Nine effective criteria were examined in the research, which are (type of use, quality of buildings, age of buildings, materials used, number of floors, accessibility of parts, size of parts, grading and population density). In this study, the analytic hierarchy process was used to prioritize and weight the criteria, and the overlap function in the geographic information system software environment was used to combine and overlap the layers. The results show that the studied area has a potential for medium-scale development at a level of 91.12% and that the dilapidated fabric can play an effective role in reducing the excessive growth of the city.
