other چارچوب عوامل کلیدی موفقیت در مدیریت پروژه های ساخت هتل های پایدار: رویکردی به توسعه شهری پایدار در ایران تخصصي Special كاربردي Applicable <span style="font-size:11pt"><span style="line-height:normal"><span style="direction:rtl"><span style="unicode-bidi:embed"><span style="font-family:Calibri,sans-serif"><span lang="AR-SA" style="font-size:12.0pt"><span b="" mitra="" style="font-family:">مدیریت پروژه های ساخت هتل های پایدار به عنوان یکی از راهبردهای کلیدی در تحقق توسعه شهری پایدار در ایران از اهمیت ویژه ای برخوردار است. پژوهش حاضر با هدف تدوین چارچوبی برای شناسایی و اولویت بندی این عوامل در مدیریت پروژه های ساخت این گونه هتل ها با رویکرد توسعه شهری پایدار انجام شده است. این مطالعه با بهره گیری از روش‌ آمیخته، ابتدا از طریق مرور نظام مند ادبیات و مصاحبه‌های نیمه ساختاریافته &nbsp;با خبرگان، عوامل کلیدی موفقیت را شناسایی کرده و سپس با استفاده از پرسشنامه و تحلیل‌های آماری این عوامل را اعتبارسنجی و اولویت بندی نموده است. داده‌ها از 400 متخصص در حوزه‌های مدیریت پروژه، معماری، شهرسازی و صنعت گردشگری در شهرهای بزرگ ایران گردآوری شد. نتایج نشان داد که عوامل کلیدی موفقیت در پنج دسته اصلی شامل یکپارچگی شهری، مدیریت منابع، پایداری اقتصادی و اجتماعی، تعامل با ذی نفعان و فناوری و نوآوری سازمان‌دهی می‌شوند. تطبیق طراحی با شرایط اقلیمی</span></span> <span lang="AR-SA" style="font-size:12.0pt"><span b="" mitra="" style="font-family:">و موقعیت مناسب در بافت شهری</span></span> <span lang="AR-SA" style="font-size:12.0pt"><span b="" mitra="" style="font-family:">به عنوان مهمترین عوامل شناسایی شدند در حالی که موانع مالی و فناوری چالش های &nbsp;اصلی هستند. چارچوب پیشنهادی با تأکید بر هماهنگی با سیاست های شهری، تقویت تاب آوری و بومی سازی &nbsp;فناوری های &nbsp;سبز به سیاست گذاران و مدیران شهری در راستای تحقق اهداف توسعه پایدار و برنامه های &nbsp;توسعه ملی یاری می رساند. یافته‌های این پژوهش بر ضرورت اصلاح سیاست های حمایتی، تقویت چارچوب های قانونی و سرمایه گذاری &nbsp;در آموزش و زیرساخت های فناوری تأکید دارد و می تواند به عنوان مبنایی برای تحقیقات آتی در زمینه رفع موانع مالی و فناوری این حوزه تعریف شود. </span></span></span></span></span></span></span><br> &nbsp; <span style="font-size:11pt"><span style="line-height:normal"><span style="font-family:Calibri,sans-serif"><span class="MsoHyperlink" style="color:#0563c1"><span style="text-decoration:underline"><span style="font-size:10.0pt"><span new="" roman="" style="font-family:" times="">The management of sustainable hotel construction projects holds paramount importance as a key strategy in realizing sustainable urban development in Iran. This study aims to develop a framework for identifying and prioritizing these factors in managing the construction projects of such hotels, adopting a sustainable urban development approach. Employing a mixed-methods methodology, the research first identifies critical success factors through a systematic literature review and semi-structured interviews with experts, followed by validation and prioritization of these factors using questionnaires and statistical analyses. Data were collected from 400 experts in the fields of project management, architecture, urban planning, and the tourism industry across major Iranian cities. The results reveal that critical success factors are organized into five main categories: urban integration, resource management, economic and social sustainability, stakeholder engagement, and technology and innovation. Adaptation of design to climatic conditions and appropriate positioning within the urban fabric emerged as the most critical factors, whereas financial and technological barriers represent the primary challenges. The proposed framework, with an emphasis on alignment with urban policies, enhancement of resilience, and localization of green technologies, assists policymakers and urban managers in achieving sustainable development goals and national development programs.
