fa بررسی تحقق پذیری طرح‌های توسعه شهری در سازمان فضایی (مطالعه موردی: شهر ساحلی بابلسر) تخصصي Special پژوهشي Research <p dir="RTL" style="margin: 1em 0px; text-align: justify; unicode-bidi: embed; direction: rtl;"><span lang="FA" style="color: black; font-family: &quot;B Mitra&quot;; font-size: 13pt; mso-ascii-font-family: Garamond; mso-hansi-font-family: Garamond; mso-themecolor: text1;">هدف پژوهش حاضر بررسی تحقق پذیری طرح&shy;های توسعه شهری بر سازمان فضایی شهر ساحلی بابلسر می&shy;باشد، لذا از لحاظ روش تحقیق توصیفی-</span><span dir="LTR" lang="FA" style="color: black; font-family: &quot;Garamond&quot;,&quot;serif&quot;; font-size: 13pt; mso-bidi-font-family: &quot;B Mitra&quot;; mso-themecolor: text1;"> </span><span lang="FA" style="color: black; font-family: &quot;B Mitra&quot;; font-size: 13pt; mso-ascii-font-family: Garamond; mso-hansi-font-family: Garamond; mso-themecolor: text1;">تحلیلی بوده و از لحاظ هدف، کاربردی می&shy;باشد. جهت جمع&shy;آوری داده&shy;ها از مطالعات کتابخانه&shy;ای-اسنادی از طریق تحلیل گزارش&shy;های کمیسیون ماده 5 و 100 در یک دوره 11 ساله (1384 تا 1394) و همچنین بررسی&shy;های میدانی، مصاحبه صورت پذیرفته است. یافته&shy;های حاصل بیانگر آن است که از مجموع مساحت 1652 هکتاری شهر ساحلی بابلسر در حدود 60 هکتار از طریق افزایش تراکم های غیر مجاز، تغییرکاربری ها و تفکیک، دستخوش تغییرات اساسی گردیده که با اصول طرح های شهر مغایرت فراوان دارد. نتایج پژوهش ضمن تأیید فرضیه ارائه شده، بیانگر آن است که هر سه عنصر اصلی (بخش دولتی، بخش خصوصی و بخش عمومی) به عنوان گردانندگان سازمان فضایی به صورت مستقیم و غیرمستقیم در تغییرات به وجود آمده در شهر بابلسر تأثیرگذار بوده است، همچنین با توجه وابستگی مدیریت شهری بابلسر به درآمدهای حاصله از افزایش تراکم&shy;ها، این روند از سال 1385 تا 1393 ادامه داشته است اما در سال 1394 کاهش داشته و به سمت تفکیک اراضی گرایش یافته است همچنین این افزایش تراکم ها در تمامی محله های 16 گانه شهر بابلسر یکسان نبوده و بیشترین آن در محله نخست وزیری بوده است.</span></p> <p><span lang="EN" style="color: rgb(34, 34, 34); line-height: 115%; font-family: &quot;Garamond&quot;,&quot;serif&quot;; font-size: 13pt; mso-fareast-font-family: Calibri; mso-fareast-theme-font: minor-latin; mso-bidi-font-family: Arial; mso-ansi-language: EN; mso-fareast-language: EN-US; mso-bidi-language: AR-SA;">This study examines the implementation of urban development projects on the spatial organization of the coastal city of Babolsar. Therefore, in terms of analytical and descriptive research method in terms of purpose is applied. To collect data from studies library-documents through the analysis of Article 5 of Commission reports and 100 in an 11-year period (1384 to 1394) as well as field surveys, interviews have taken place. The findings indicate that the total area of 1652 hectares Babolsar, a coastal city about 60 hectares through unauthorized density, land use changes and separation, has undergone major changes.
